GENERAL TERMS, RULES, REGULATIONS, AND POLICIES

ARRIVALS & DEPARTURE KEY PICK-UP AND RETURNS

CHECK-IN:  For Lely Resort and other Naples area rentals, you may check in after 3:00 pm, at 7711 Collier Blvd., Bldg. 100, Suite 105, Naples, FL 34114.  Our office hours are 9:00 am–5:00 pm, M-F.  If you will be arriving after normal business hours, please contact our office to make special check-in arrangements with one of our representatives.  During peak season, early check ins prior to 3:00pm may not happen but contact your agent in advance to inquire.  In rare instances during peak season, some units may not be ready by 3:00 pm.  We will make every effort to have your unit available as quickly as possible; your patience is greatly appreciated.
For Lee County or North Naples rentals, a designated key pick-up location will be provided to you prior to arrival.
Two sets of keys will be provided for each unit, along with any applicable security gate codes or transponders, garage door openers, pool, clubhouse, and mailbox keys.  Keys are the responsibility of the Tenant.  If keys are lost, or if a Tenant is locked out of the unit, any locksmith charges incurred will be the responsibility of the Tenant.

UPON ARRIVAL:   An arrival inspection form will be provided to report any item that is damaged or not in proper working order upon your arrival.  Please report any electrical, plumbing or appliance problem to our Rental Division at (239)775-9251 as soon as possible.

CHECK-OUT/DEPARTURE/KEY RETURN:  Check-out time is 10:00 am EST. Unit keys should be returned to your designated key pick-up location in the envelope provided upon your arrival. Security gate transponders,and garage door openers  should be left in the rental unit upon departure.   Lost or unreturned keys will be charged against the Tenants' Security Deposit at a rate of $25.00 per key.  Late check-outs may be arranged by approval with our rental office for an additional hourly rate.  In the winter months, late check-outs are not permitted.

GUESTS:  Your reservation is confirmed for the number of tenants listed.  Your reservation is subject to immediate eviction or additional charge if you have more guests than the property or laws allow.  The registered Tenants must ensure that children are supervised at all times while at the unit.  It is the policy of Stock Realty that all children under the age of 18 years are not left unsupervised at any time during the rental period.  The registered Tenants will be responsible for the actions of any family or guests you permit on the property.
 
PARKING:  Parking will vary for different communities throughout the area.  The normal parking allowance per unit is 1 (one) vehicle in condominium areas, though some complexes may allow 2 vehicles.  Trailers, pick up trucks, campers, or motor homes are not permitted on any of our properties.
 
LOST OR STOLEN PROPERTY:  Stock Realty does not accept liability for lost or stolen personal belongings of the Tenant during the rental term.  In the event that items of the Tenant or their guests are lost or stolen, the Tenant is advised to notify the appropriate law enforcement agency of the lost or stolen items.
 
SECURITY/DAMAGE DEPOSIT:   Stock Realty will return security deposits within 30 business days after your scheduled departure date, provided no Security Deposit Claim is necessary.  If damages exceed your security deposit, the Tenant will be liable for any charges in excess of the security deposit.  There are to be no parties, weddings, large gatherings, etc. allowed without prior written consent.  Stock Rentals or it representatives may enter the property at any time, without notice, for the express purpose of protection and/or maintenance of the property.  Whenever possible, Stock Realty will provide adequate notice to the Tenant prior to such entrance.
If your security deposit is deemed fully refundable, deposits are returned promptly after departure within 15 days from departure.  Should it be determined you are responsible for additional cleaning, carpet cleaning, damages, or missing items, a Notice of Intent to Make a Claim on the Security Depositwill be sent within 30 days after departure.

CANCELLATIONS/REFUNDS:   Cancellation of reservations without travel insurance and any refunds may occuronlywhen a parallel replacement tenant has been secured and funds collected.  Cancellations must be IN WRITING.  Stock Realty regrets that we are unable to make any exceptions to any of our cancellation policies, whatever the circumstances may be.
 
SUBSTITUTIONS:   Sometimes acts of nature and other forces beyond our control prevents a property from being available as reserved.  Therefore, we reserve the right to substitute a property that we consider equivalent or better for the property reserved.
 
DEFICIENCIES:   All properties are carefully inspected by our staff prior to your arrival; however deficiencies can still occur. Should you have a maintenance issue or problem, please report it to our office as soon as it is discovered, any time -  night or day.   If we are closed, our answering service will determine the severity of the problem, and if it is of a serious nature, they will contact us immediately.  We will make every effort to correct the problem in a timely manner.

RESERVATION INFORMATION
SEASONAL RENTAL TERMS FOR RESERVATION DEPOSIT, RENTAL PAYMENTS, AND BOOKING FEES***

• IN SEASON DATES:              DECEMBER 1 - APRIL 30 
• OUT OF SEASON DATES:     MAY 1 - NOVEMBER 30
 
• Reservation Deposit of a minimum of $1,000.00 (ONE THOUSAND DOLLARS) is due at booking.

• One-half (½) of the total rental amount is due 120 days prior to rental commencement.
 
• Balance due 90 (NINETY) days prior to rental commencement.  This includes all monies owed, including Reservation Deposit, exit cleaning fee, booking fee, applicable State and County taxes, Condominium/Homeowner's Association fees, insurance, any remaining rent, or any other fees due.
 
• All reservations are subject to approval by the Condominium/Homeowner's Association.  Application forms and appropriate fees made payable to the Association are to be submitted when confirming your reservation.
• All payments received must be made by money order, check, or wire transfer.  All wire transfer fees will apply.

If payment in full is not received according to the above guidelines, the Rental Agreement will become null and void. 
 
POST-RESERVATION CHANGES:  If changes to the dates of your stay are requested once a reservation has been made, we reserve the right to assess a $40 processing fee, if the change of reservation is possible.

LAST MINUTE RESERVATIONS:  If you are making a reservation within 90 days prior to check-in, full payment is immediately due. 

UTILITIES/TELEPHONE/CABLE/TRASH REMOVAL:  Electric, water and sewer, local phone service, basic cable, and trash removal are included in the monthly rent formostseasonal rentals.  Long distance charges are the responsibility of the Tenant.  Calling cards will be needed, as long distance phone blocks are installed on many phones.  For single family homes and villas with heated pools, electric and pool gas are charged at a Per Diem rate and/or a monthly cap rate will be imposed.

CLEANING AND HOUSEKEEPING SERVICES:  Your unit will be cleaned and inspected prior to your arrival.  Seasonal/Short Term rentals are responsible for the cost of a departure cleaning.   Washers and dryers are included in most units, or you will have access to a common area facility.  If additional housekeeping services are required, special arrangements can be made for an additional fee.


PET POLICY:   Many Homeowner Associations have restrictions on tenants from having pets.  If you have a pet, please be sure we are aware of it so we can find a location that allows pets.  If there is not a restriction, then the Owner can approve a pet.  Most approved pets will require a non-refundable pet fee of $250 per pet.  Owners reserve the right to also require an additional refundable pet deposit also.  Guests who have a pet without paying the pet fee will face immediate eviction and will forfeit their security deposit.


SMOKING POLICY:   All units are non-smoking unless otherwise noted. 

DEPARTURE PROCEDURE:   Please leave your accommodation as neat as possible.  Dishes should be placed in the dishwasher and started. The last day’s linens and towels should be left for laundering only. Excessive cleaning and additional laundry will be charged against your security deposit.
 
FURNISHINGS:   Most homes are used frequently by their individual Owners.  They are, therefore, “fully equipped” to each individual Owners' taste.  Often the Owner will leave personal items in a locked closet.  We ask that you respect their personal space.
 
LINENS & COOKING UTENSILS: These items are provided in all our Seasonal properties.  These properties are stocked with only a start up supply of paper products, soaps and bath towels.  Tenants will be responsible for providing paper products and soap supplies for the remainder of their stay.
 
TOWELS:  Bath Towels provided in the properties are not to be used as beach towels or for cleaning up messes.  Tenants must provide their own beach towels unless beach towels are provided in the home by owner.

ANNUAL LEASE TERMS FOR SECURITY DEPOSIT, CREDIT APPLICATION, AND MONTHLY RENT PAYMENTS***
   a)  Security Deposit equal to one month's rent due at booking.
    b)  First and Last month's rent due prior to occupancy.
   Total:  Equivalent to three (3) months' rent for Security Deposit and rents due before occupying property.

• $75.00 non-refundable Credit Application per adult renter (18 years of age and older) due at application.

***MONTHLY RENT DUE BY 1st OF THE MONTH***
A Late Fee of $75.00 (SEVENTY-FIVE DOLLARS) is also due if rent is paid after the 3rd of the month.
We accept personal  checks, money orders, or cashier checks
We DO NOTaccept credit cards
 
  All annual leases will require a fully signed lease and copy of a valid driver’s license for each adult
foridentification purposes.

I HAVE READ, understand, and agree to abide by these terms.  I understand that violating these rules may result in eviction with no refund.  I understand the cost of extraordinary cleaning, excessive garbage removal, missing items, and damages may be deducted from my damage deposit, or demand for payment will be made by the Owner.  I understand that my rental expires at 10:00 am and I will check out, remove all my possessions, and vacate the premises prior to that time unless specific permission is obtained from Stock Realty.  I understand that if I leave the premises early for any reason or am evicted, I am NOT entitled to a refund.
